The client and their architect are responsible for the planning application and the administrative formalities; we provide the necessary documentation for our modular house.
Does a modular home require planning permission?
The short answer: In Germany, almost always yes. As soon as a modular home is permanently erected and occupied, it is classified as a building under planning law. The decisive factor is not the construction method, but its permanent use as a dwelling.
Building regulations are a matter for the federal states: each state’s building regulations govern set-back distances, the freedom to proceed without planning permission for small buildings, and the simplified planning permission process in slightly different ways. The appointed planner will clarify which documents your planning authority requires – we provide the technical documentation for our modular house.
What the planning authority wants to see:
- Site plan showing the position of the house on the plot
- Architectural drawings (floor plans, elevations, sections)
- Structural analysis of the steel frame structure, including foundations
- GEG certificate and thermal insulation certificate
- Drainage planning and details of the development
- Depending on the federal state: the planner’s authorisation to submit building plans

For every steel frame, we provide a comprehensive structural analysis carried out by qualified structural engineers – including verification of wind, snow and traffic loads in accordance with the applicable Eurocodes.

Our modular homes are designed to meet the requirements of the GEG and the EH55 energy efficiency standard. Depending on the client’s individual requirements, we can adapt the wall construction, insulation and other components accordingly.

KfW funding
Our modular home can be adapted to meet the specific requirements of a KfW subsidy scheme. Eligibility for the scheme and the necessary supporting documentation are assessed by the client or the appointed energy efficiency expert.

Collaboration with architects
In most federal states, a qualified planner is required to obtain planning permission. We work with a network of experienced architects and civil engineers who are familiar with our construction methods and who handle the submission of planning applications.

Do I need planning permission for a modular home?
In principle, yes – as long as it is permanently erected and occupied. The details are governed by your federal state’s building regulations.
Can a modular home be used as a main residence?
Yes – with planning permission and in compliance with GEG standards. Our all-year-round homes are designed precisely for this purpose: winter-proof, suitable for year-round living, and designed to KfW EH55 standards.
Is a modular home eligible for a KfW grant?
Yes, provided it is designed as an energy-efficient house and approved as a permanent residential building. KfW is currently also offering funding for the EH55 standard under its „Climate-Friendly New Build" programme – for a limited period. We provide the technical documentation required for the application.
How long does the approval process take?
Depending on the building authority and federal state, this takes approximately 2–4 months. In some cases, production can be prepared in parallel.
Will you handle the entire planning application?
The client submits the planning application via a qualified architect. We provide the documentation for our modular house: structural analysis of the steel frame, wall constructions with U-values, and technical drawings.
Do I need a foundation?
Yes – a permanently approved modular house requires a suitable foundation (point foundations, strip foundations or a ground slab).
How much does the planning cost?
The initial consultation is free of charge. The costs for structural analysis and the planning application depend on the project – you will receive a clear quote in advance.
